Marbella East — why La Mairena remains a hidden gem
By Nicole Beyer · 18 August 2026 · 6 min read

Twenty minutes from Puerto Banús, six hundred metres up, and still priced like nobody has noticed.
Most buyers arrive on the Costa del Sol with a map drawn by other people. The Golden Mile, Puerto Banús, Nueva Andalucía. All excellent, all thoroughly discovered, all priced accordingly. La Mairena is the address we mention when someone asks what we would buy ourselves.
The altitude changes everything
La Mairena sits at around six hundred metres, inside a UNESCO-designated biosphere reserve above Elviria. In August, when the coast road shimmers, the terraces up here are ten degrees cooler and the air moves. Residents talk about sleeping with the windows open in high summer — a small luxury that is genuinely hard to buy further down.
The pine forest is protected, which matters more than it sounds. It means the ridge line you look at today is the ridge line you will look at in twenty years. On a coast where the view is frequently the most expensive part of the purchase, a legally protected one is worth paying attention to.
What you actually get for the money
Villas here trade at a meaningful discount to equivalent square metres in Elviria or Los Monteros, and the plots are larger. Buyers who would be looking at a three-bedroom townhouse nearer the beach find themselves considering a detached villa with a pool and a view to Gibraltar.
The trade-off is honest: you drive. Fifteen minutes down to the beach, twenty-five to Marbella centre. For a permanent family home with a car, that is unremarkable. For someone who wants to walk to a beach club at seven in the evening, it is the wrong address, and we will tell you so.
Who it suits
Families, overwhelmingly. The German School is a few minutes away, the international schools of Elviria and Las Chapas are within a short drive, and the community is genuinely residential rather than seasonal. Around forty per cent of owners live here year-round, which gives the area something much of the coast lacks in February: neighbours.
